Most Toronto owners think they have two choices: rent nightly on Airbnb, or sign a 12-month lease with a long-term tenant. There's a third option in between that a lot of owners overlook: furnished monthly rentals, where guests stay for a month or more in a fully furnished unit.
Here's how furnished monthly rentals work, who books them, how they compare with nightly stays and a long-term lease, and how to tell if they're the right fit for your unit.
What is a furnished monthly rental?
It's a fully furnished, move-in-ready unit rented for a month or more at a time, typically one to three months. Guests arrive with a suitcase and leave with it. Everything else is already there: furniture, kitchenware, linens, Wi-Fi and a proper place to work.
It sits between the two options most owners know:
- Versus nightly stays: far fewer check-ins, cleanings and guest messages, and less wear on the unit.
- Versus a long-term lease: rent that often comes in well above a standard lease, and no 12-month commitment to one tenant.
Who books furnished monthly stays in Toronto?
Toronto draws a steady stream of people who need a real home base for a few months but don't want to sign a year-long lease or furnish an apartment:
- Professionals relocating for a new job while they look for a permanent place
- Consultants and contract workers on assignment
- Healthcare workers on placement, including travelling nurses
- Families between homes during a renovation or a move
- Corporate guests in town for a project
These guests tend to treat the unit like a home, not a hotel room, which is a big part of why monthly stays mean less wear and fewer surprises.
The trade-offs, honestly
What works
- Often more than a long-term lease. A furnished, flexible place commands a premium over an unfurnished 12-month rental.
- Fewer turnovers. A handful of guests a year instead of dozens.
- Works in more condo buildings. Many Toronto condos allow furnished stays of a month or more even where nightly stays aren't allowed.
- Flexibility. You're not locked into one tenant for a year, which makes it easier to use, sell or renovate the unit later.
What to weigh
- The unit has to be furnished, and furnished for living, not just visiting.
- Income changes between stays. There can be gaps between guests, so it's less predictable than a fixed rent.
- Someone has to run it: pricing, screening, agreements, cleaning between stays and guest questions.
Is your unit a good fit?
- Your building allows it. If you're in a condo, your building's rules decide what's allowed. Look your building up in our free Toronto condo STR checker: "Mid-Term Only" buildings allow stays of a month or more but not nightly stays, and "Short-Term Friendly" buildings allow both.
- It's comfortable to live in for months. Good light, a real kitchen, a spot to work and laundry access go a long way.
- It's somewhere people need to be. Close to transit, hospitals, offices or downtown.
Setting one up: a quick checklist
- Furnish for daily life: a comfortable bed, a full kitchen, a desk and chair, fast Wi-Fi, blackout blinds and plenty of storage.
- Price it monthly, with utilities and internet included, so guests can compare it easily.
- Use a signed agreement for every stay, with clear house rules and a deposit.
- Plan the turnover: a deep clean and a quick inspection between every guest.
- Check your insurance so your policy matches how the unit is being used.
Three ways BookedHosts can help
- Run it as a hybrid rental. Short stays in peak months (April to September) and furnished monthly stays from October to March, so the unit keeps earning year-round. Our full-service management handles guests, pricing, cleaning and maintenance, and our fee is performance-based.
- Monthly stays only. If your building only allows stays of a month or more, we can run the unit for monthly guests and check what your building permits before anything goes live.
- Prefer a fixed rent instead? If your unit is bright, above grade and in a building that allows short-term rentals, Guaranteed Rent pays you a fixed rent on the 1st of every month, occupied or not. Read how it works.
