Airbnb Photos That Book More Stays: What Hosts Need to Know

Guests scroll fast. In less than five seconds, they decide whether to click—or move on. That’s why your photos matter more than almost anything else on your listing. Photos aren’t just decoration—they’re your first impression, your sales pitch, and your brand. Whether you’re starting your first listing or trying to boost bookings on an existing one, here’s how to create Airbnb photos that actually convert.

1. Your First Photo Is Everything
This is the thumbnail guests see in search results.
Tips:

  • Use your best-lit, widest-angle photo (usually the main bedroom or living room)
  • Avoid exterior shots unless the outside is a big selling point
  • Never use close-ups or detail shots as your first image
This photo alone determines if guests click to learn more.

2. Use Natural Light and Shoot Midday
Lighting is what separates amateur photos from pro-looking ones.

  • Shoot during the day with all blinds open and lights on
  • Avoid heavy shadows or overly yellow lighting
  • Turn off ceiling fans—they distract the eye in photos
If you don’t have access to good lighting or a decent phone camera, hire a photographer—it’s 100% worth the investment.

3. Show the Full Space—Not Just Pretty Corners
Guests want to know exactly what they’re getting.

  • Wide-angle shots are key
  • Show the full bedroom, bathroom, kitchen, living area, entryway, and outdoor space
  • Include at least one photo of each space from multiple angles
Photos should walk guests through the experience—like a virtual tour.

4. Clean, Declutter, and Stage Before You Shoot

  • Clear all surfaces (no cords, dishes, clutter, or trash)
  • Set the bed perfectly—pillows fluffed, sheets tucked
  • Add small touches like a coffee tray, fresh towels, or a flower vase
Your space should feel clean, inviting, and guest-ready—not lived-in.

5. Use 20–30 Total Photos
Too few = guests feel uncertain
Too many = guests lose interest
Ideal number:

  • 2–3 shots per room
  • 1–2 of outdoor areas
  • A few amenity highlights (coffee station, workspace, pool, etc.)
End with a photo of a printed house manual or welcome card to give a sense of professionalism.

6. Don’t Skip Captions
Captions help guide the guest and highlight what’s special.
Examples:

  • “Spacious living room with Smart TV & Netflix”
  • “Private patio with firepit—perfect for morning coffee”
  • “Fully stocked kitchen with all cooking essentials”
Captions give context and let you sell the lifestyle, not just the square footage.

7. Highlight What Makes You Unique
Do you have:

  • A city view?
  • A hot tub?
  • A custom mural or cool design element?
  • A walkable location near restaurants?
Make sure that feature is front and center in your photo lineup. That’s what sets you apart in a sea of similar listings.

8. Update Your Photos Seasonally
If it’s summer and your photos show snow, it feels outdated.
Re-shoot seasonally or swap a few images to match the vibe:

  • Fall leaves on the patio
  • Holiday touches in winter
  • BBQ setup in summer
Fresh photos signal that you’re an active, caring host.

Photos Sell Trust—And Trust Sells Nights
Guests don’t get to walk through your property in person. Photos are how they decide if your place feels clean, safe, and worth the price. Don’t just upload a few random pics and hope for the best—curate your photo set like it’s your storefront. Because it is.

"

Started with BookedHosts in 2019 and they have helped me through all the toughest times, including covid. Their professional, high-quality, caring and loyal staff have showed me time and time again how easy it is to own multiple properties while being a full-time mom and lawyer. I couldn’t be more thankful to be able to trust a team in handling everyday tasks and those once-in-a-while difficult ones.
